Approach
OPAS identified an institutional Buyer that would provide the capital and pay a lower cap rate for the property with just “the lease in hand” By understanding the Retail Tenant Mix and the alternatives for vacant space, OPAS was able to demonstrate to the new Buyer the enhanced value to the property.
Outcome
OPAS closed the transaction with the Client receiving a Sale Price that was above any price received in the market from three other marketing attempts to sell.
